The Land Development Manager will supervise and direct all aspects of the Land Development within the communities.



Responsibilities

  • Assists in the day to day management of project-specific land development from planning and entitlements through the completion of infrastructure including off-site and on-site work and amenities.
  • Responsible for schedules using computerized application systems and insuring the workmanship of all work by inspecting and approving subcontractor's work.
  • Ensures that the work is in compliance with City or County requirements and applicable codes.
  • Assist in management control functions including cost/budget controls, budget reconciliation, cash flow projections, and activity/program scheduling and monitoring compliance and obligations of tract map conditions, exaction's and bond exoneration processing.

  • Under direction of the Director of Land, administer multi-disciplinary consulting teams in preparation and processing of land use documents and related infrastructure design/improvement plans.
  • Assist in jurisdictional agency and other "public" (e.g. City Council, special interest groups, etc.) liaison/processing for all levels of required entitlements-to-use, CEQA requirements, site development plans/documents and related merchant builder approvals.
  • Maintains records of all changes on the Community projects, such as change order and/or purchase orders.
  • Responsible for inspections and corresponding paperwork.
  • Responsible for SWPPP management and compliance.
  • Assist with coordination of builder activities, including design review, permits applications and submissions, and other functions to ensure continuity from planning through community completion.
  • Assist in the preparation and processing of contracts, change orders, check requests and invoices, and bonds as necessary.
  • Approves all subcontractor invoices with regard to work completion and quality.
  • Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.


Qualifications

  • Minimum high school diploma or equivalent required
  • Bachelor's degree preferred
  • Valid, unrestricted driver's license and a good driving record required
  • Minimum 6 years in land acquisition and/or development
  • Must be able to read, understand and evaluate civil engineering / development plans
  • Excellent written, oral, organizational and math skills
  • Must possess professional attitude to represent the company in a positive manner
  • Ability to perform, in a professional manner, multiple detail oriented tasks with simultaneous deadlines
  • Computer literate with ability to work with Microsoft Office. Knowledge of CAD a plus
  • Excellent project management skills
  • Advanced PC skills including use of Word & Excel

PHYSICAL REQUIREMENTS:

This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing twenty-five (25) pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate a motor vehicle.

The *median base compensation for this position is estimated to be $148,529 annualy subject to adjustment based on business-related factors including employee qualifications, geographic location, and operational considerations.
