REPORTS TO: Assistant Director, Facility Maintenance

STATUS: Full-Time, Non-Exempt

JOB CLASSIFICATION: Associate II

UNION ELIGIBLE: No

WORK ARRANGEMENT: 100% Onsite, In-Office 5 Days/Week

LOCATION: Napa, CA

SALARY RANGE: $31.50/hr-$40.18/hr

OVERVIEW

LightHouse for the Blind and Visually Impaired is a dynamic and socially conscious Non-Profit organization committed to making a positive impact in our community. We operate several social enterprises, including our Facilities Department that seeks to create employment opportunities and provides supportive services for people with disabilities. We are seeking a Maintenance Manager for our Maintenance & Landscape division to assist in maintaining our 311-acre campgrounds and to support management, staff and guests at our Enchanted Hills Camp site. This position will serve as support for the Facilities Department. This role will provide customer-driven, seamless support to building operations, creating a pristine environment for building and site employees and guests. This will include the upkeep of the grounds and landscape as well as training on maintenance areas of the site. The knowledge of electrical, plumbing, mechanical, painting and carpentry skills are preferred. The position will require computer literacy to learn and use workorder software to open and close daily work orders.

QUALIFICATIONS:

  • *The Maintenance Manager is required to live onsite at Enchanted Hills.
  • High School degree, GED or equivalent
  • 5+ years of professional landscape experience.
  • 3 years of supervisor experience.
  • Possess a valid California Driver's license and a willingness to drive camp vehicles including four wheelers.
  • Willingness to obtain a Class B driver's license with passengers' endorsement within 1 year is a plus.
  • Volunteer or work experience with adults with disabilities required, preferably in a community setting, which is highly desired.
  • Excellent people, communication, and teamwork skills.
  • Excellent standard of professionalism; reliable and punctual.
  • Attentive to detail and ability to follow directions thoroughly.
  • Work effectively under pressure and remain calm in high-stress situations.
  • Enjoy working in a fast-paced, highly diversified environment.

  • Able to recognize unusual or threatening conditions related to persons with disabilities.
  • Principles of supervision and personnel management, including hiring and providing staff professional development, performance management, team building programming, disciplinary processes, and ability to address employee issues on time.
  • Ensure the use of modern facility maintenance methods so that staff procedures can stay current in developing labor-saving machinery, devices, and efficiencies. Able to devise and/or implement new work procedures and concepts and effectively supervise and develop staff teams to meet production and service goals while strictly following safety policies.
  • Can communicate effectively in English, verbal and written.
  • American Sign Language, Spanish or Cantonese skills preferred.
  • Proficient in Word, Excel, Microsoft Office
  • Willingness to work flexible hours including nights and/or weekends when needed.

JOB RESPONSIBILITIES:

  • Reports to Asst. Director, Facility Maintenance
  • Fire Abatement
    • focus on managing and performing fire abatement duties as a high priority for this role. Those duties will include:String line trimming.
    • Chainsaw to log splitting.
    • Chipping, debris clean up.
    • Controlled burns.
  • Landscape
    • Manage and assist in the upkeep of the landscape. These duties include mowing, trimming, tree maintenance, and edging of landscape.
    • Thinning and cleaning flower beds and other grounds by hand or utilizing proper tools and equipment; and setting up, adjusting, repairing and maintenance of these tools and equipment.
  • Building Site Maintenance
    • Property maintenance such as, repairs, painting, electrical, plumbing, mechanical, etc.
    • Solid knowledge of building maintenance, electrical, plumbing, HVAC, Mechanical, Landscape, General Carpentry, Animal Care.
    • Must be available to facilitate emergency service after hours and/or weekends.
    • Experience in emergency management as well as fire and life safety protocols.
    • Direct and supervise the daily activities of the property service team.
    • Plan and coordinate all maintenance activities in the facility including analyzing equipment needs, reliability issues, developing preventive/predictive maintenance programs.
    • Plan and oversee all repair and installation activities.
  • The Maintenance & Landscape Associate should possess a valid California Driver's license and a willingness to drive camp vehicles including four wheelers.
  • Ability to occasionally perform computer work and operate standard office equipment.
  • Willingness to perform other related duties as assigned

SUPERVISORY RESPONSIBILITES:

  • Email Responsiveness.
  • Attention to Details and follow up skills.
  • Supervise and schedule camp maintenance & landscape crew and all landscape maintenance needs.
  • Oversee and ensure the prompt response to requests and issues from facility and hospitality department that are maintenance & landscape related.
  • Responsible for all landscape & maintenance supply inventory.
  • Provide direct support to the crew as needed to carry out service obligations. Ensures a competent, motivated team through hiring, training, development, performance review/evaluations, and team-building programming.
  • Ensure optimal scheduling and interoperability of all employees.
  • Delegate/assign tasks to staff and ensure they are complete in a timely manner.
  • Review and approve employee timesheets.
  • Oversee the response and resolved issues via work order system.
  • Knowledgeable of accessibility needs and requirements for Lighthouse facilities.
  • Fill in for a direct report as needed.
  • Planning, Organizing, Prioritizing, Analyzing Situations, Accountability.

PHYSICAL REQUIREMENTS:

  • Demonstrate Physical stamina and the ability to work outdoors for long periods of time.
  • Requires the ability to lift and carry groundskeeping supplies and equipment weighing up to 50 pounds on a frequent basis and up to 100 pounds on an occasional basis.
  • Prolonged walking or standing, and frequent bending, stooping, kneeling, and reaching daily.
  • Requires a full range of physical motion to operate manual, electrical and/or gasoline-powered groundskeeping equipment and machines.
  • Requires the ability to access facilities and areas which may only be accessible by climbing stairs or by climbing ladders to a height of 20 feet (e.g., for tree trimming)
  • Must be able to move throughout assigned areas, as the work is performed primarily out-of-doors, year-round
  • Must be able to work outdoors for long periods, including occasional work in rain, cold, heat and windy conditions.
  • Will perform regular grounds and landscape maintenance as well as other related miscellaneous requests.
  • This will require experience in using mowing, trimming, edging and other landscaping tools. Ability to safely and properly use tools and equipment.
  • Ability to occasionally perform computer-intensive work and operate standard office equipment.
